  • How much are the monthly HOA fees?

    The HOA fees vary with each unit. They range from about $600 per unit per month.

  • What do the HOA fees cover?

    Fees cover garbage, common area utilities, common area landscaping, building insurance, and management fees.

  • How does the parking work?

    Most units come with 2 parking spaces. There is a combination of EV, stackers, and stand-alone spaces. All cars park in basement levels 1 & 2 in a secured parking garage. There are 53 total parking spaces:

    - EV Spots – 10
    - Stacker Spots – 27
    - Stand-Alone Non-EV Spots – 11
    - Accessible Spots – 4 (3 are EV)

    Homeowners have the ability to add EV to any spot that does not already have EV.

  • How do the stackers work?

    Stackers allow for more units to be designated per spot, so they are not EV-capable. You use a FOB to raise or lower designated access to the spot. The average wait time for your vehicle on the stacker is under 90 seconds.

  • How are the floors of the upper units built, and what soundproofing materials ensure that living above or near neighbors doesn’t feel loud, hollow, or noisy?

    The floors are concrete slab poured on the floor deck and include soundproofing that prevents noise transfer between units both vertically and horizontally. There is a gypcrete layer between the wood-framed subfloor and ceilings, along with isolators in the ceilings that absorb sound transfer. The walls throughout each unit are built with insulated double-stud assembly and two layers of gypsum board on each side.

  • What security does the building have?

    The building is secured, with access only via a fob for the lobby, elevator, and rooftop area. Each unit has a physical key and access via the Latch Access Control App.

  • Is the building attended?

    No, there is no on-site security or doorman. For security, fobs are required for access to the lobby and elevator, with separate fobs for individual units. There is also a secured area for package delivery.

  • Is there storage?

    Yes. Each unit includes a 5 x 4 x 2 locked storage unit in the garage. Additionally, there is a storage room for bikes.

  • What is the policy on renting out an owner-owned unit?

    This is determined by the HOA, and no decision has been made at this time.

  • What are the HVAC brands?

    -A/C System – Carrier
    -Supply fans (bring in fresh air) – S&P
    -Exhaust Fans – Panasonic

  • Will there be compost bins?

    Yes. Composting is an important initiative for us.

  • What is the brand of kitchen and bathroom cabinets?

    The cabinets are custom, made by Fourway Custom Cabinets.

  • What is the brand of windows throughout?

    Arcadia. These are double-paned, aluminum windows. They are the highest residential soundproof windows currently available.

  • How are the floors of the upper units built, and what soundproofing materials ensure that people living below do not hear footsteps?

    Floors 2, 3, and 4 are constructed with an acoustical underlayment that prevents footsteps from being heard on the floor below. The Penthouse floor is built with a thicker acoustical pad and spring isolators in the assembly that prevent sound from traveling to the units below. The walls separating each unit are built with insulated double-stud assembly, with two layers of gypsum board on each side.
